INVEST IN ANDSTONE

ANDSTONE allows you to invest from €100 in a selection of real estate products. Deposits are made in cryptocurrencies (USDC, USDT).

How it works:

  1. You invest in a project.
  2. On 01/01/2025 the construction starts.
  3. From 01/04/2025 to 01/04/2026 you receive monthly interest on your USDT account
  4. On 01/01/2026 you recover 50% of your investment.
  5. On 01/04/2026 you recover the remaining 50%.

Registration

Registration on ANDSTONE is free and takes only a few minutes. To create your account, we ask you to provide your contact details (name, email address, phone number, ID card or passport).

Your investment

  • When you have selected the project, you can click on the "Invest" button.
  • We invite you to complete the required fields by providing your address, nationality, country of tax residence, identification document and bank account or wallet. These two elements are necessary for the repayment of the capital and the payment of interest in the context of loan operations.
  • You can access the investment interface. We ask you to attach the necessary documents for the validation of your investment; if you are an individual: a valid identification document (ID card, passport, driver's license, etc.), as well as a proof of address less than 3 months old; if you are a legal entity: a valid identification document of the legal representative, a trade register extract less than 3 months old, a certified copy of your statutes and a shareholder declaration that you can download, print and sign.
  • If you are an individual, you must complete a suitability test to determine if your investment project is relevant given your savings profile.
  • Once validated, you will automatically receive an information document by email that includes all the information about the sender, the operation and its development.
  • The funds are frozen until the end of the fundraising. At the end of the fundraising phase, if the minimum threshold is reached, the funds are transferred to the work and development of our company. If the minimum threshold is not reached, the funds are fully refunded without charge.
  • The products offered on the ANDSTONE platform do not generate direct costs for investors.

Investment tracking

ANDSTONE remains your preferred contact after the fundraising. In most cases, the representative of your interests (equity investment) or the bondholder group (bond investment), therefore, in all cases, ANDSTONE provides a dedicated interface for each operation with all the elements provided by the issuer after the financing. Once a year, ANDSTONE provides a complete report of the operations provided to all investors.

Why invest in ANDSTONE?

ANDSTONE allows individuals and companies to participate in the financing of real estate development projects (new construction).

For each project, ANDSTONE organizes a fundraising in the form of bond loans to investors:

  • You lend money to the company, which pays you interest, ranging from 9% to 15%, over an average period of 12 months.
  • ANDSTONE borrows money from investors while mobilizing less personal funds. This financing also allows to communicate about the operation to the largest number, thus facilitating faster sales.

Taxation

If you are a tax resident of France, Andorra or Spain:

  • The interest you receive as part of a bond loan, issued by French and foreign issuers, called "bond coupons", are fixed income products from the point of view of the tax administration.
  • For an individual, these products are subject to the flat tax, i.e.:
    • Social contributions, deducted at source (17.2%);
    • In the income tax scale, with an income tax advance (12.8%), deducted at source, non-refundable.
  • This advance is automatically deducted and returned as a tax credit in the pre-filled income tax return (box 2CK).
  • However, until November 30 of the investment year (N), you can request that this advance be applied if your reference tax income in N-2 is: less than €25,000 if you are single, divorced or widowed, or less than €50,000 if you are subject to joint taxation.
  • This exemption request is a declaration on honor that engages your responsibility in case of false declaration. Contact our investment advisors if you wish to obtain a model exemption request.

For a company, the interest you receive as part of a bond loan, called "bond coupons", are fixed income products from the point of view of the tax administration. They are accounted for as financial products and are subject to corporate tax (IS).

If you are a Swiss tax resident:

  • For an individual, the interest you receive as part of a bond loan, called "bond coupons", are capital gains from the point of view of the Federal Tax Administration. You must include these coupons in your global income data in your annual tax return.
  • These returns are subject to a 35% withholding tax at source when received by a Swiss company. This federal withholding is an advance on income tax: its collection is the responsibility of the borrower, i.e. the issuing company of the loan.
  • The 35% withholding tax will be refunded to individuals residing in Switzerland, provided they regularly declare for cantonal and communal tax purposes the income and returns subject to the withholding, as well as the capital that produced them (refund made by the cantons initially with cantonal taxes).
  • For a company, the refund is granted to legal entities headquartered in Switzerland, provided they regularly account for the returns resulting from the withholding (refund made by the Confederation, more precisely by the Federal Tax Administration). The refund conditions are set out in Articles 21 to 28 of the Federal Withholding Act (LIA).

Once the fundraising phase is over, we start the work directly. The properties are already marketed before the fundraising, so from the first month, you start receiving interest for 12 months. At the end of the 12 months, you receive 50% of your investment, and the remaining 50% 6 months later.

The money is transferred to your wallet in CRYPTO.
